Big News for Homeowners: ADU Rules Just Got Easier in Larimer & Weld Counties
Have you ever dreamed of adding a guest house, in-law suite, or income-producing rental space to your property? There’s exciting news: new state and local changes are making it easier than ever to build an Accessory Dwelling Unit (ADU), also known as an Accessory Living Area (ALA), right here in Northern Colorado.
What’s Changed?
As of June 30, 2025, Colorado House Bill 24-1152 goes into effect. This new legislation makes it simpler and faster to build ADUs across much of the state—including Larimer and Weld Counties.
Here’s what that means for you:
✅ No more complicated zoning reviews – If your project meets standard building codes, you can move forward with a simple building permit.
✅ More flexibility – Whether you’re creating a space for family, long-term rental income, or future retirement needs, ADUs now have fewer restrictions on use (though short-term rental rules still apply).
Why This Is a Big Deal
This shift opens the door for more homeowners to:
Keep aging parents close
Offer independent space to adult children
Create a rental for passive income
Add value to their property
For many of us in Northern Colorado, where multi-generational living is on the rise and housing costs remain high, this is a smart, timely opportunity.
