Establishing a clear process can greatly boost your success when buying a home. Working with the right real estate agent can make a huge difference in guiding you through each step and ensuring a positive outcome.
Here is a quick list of steps to get started, using a relationship analogy, for fun, and see what happens at each level!
“Just dating”
Meet up, get to know each other and see if we are a good fit to work together.
Sign a required Buyer’s Agreement - As of August 17, 2024, Buyers and Agents must have a signed agreement requirement before they can view any properties together.
Non-Exclusive Agreement, "One Date" or
Exclusive, Agency Agreement, "Committed Relationship"
“One Date” - working together in a Non-Exclusive Agreement relationship.
Maybe you have found one property you can’t wait to go see, we can have a Non-Exclusive Agreement signed and go check out the property and informally see if you'd like to continue to work together after this.
And, maybe it’s THE ONE, and we can work together on the contract and get you into your new home!
“Committed Relationship” - working together under an Agency or Exclusive Agreement Relationship.
I can offer my best support, time, and effort, knowing that you’re as invested as I am. As your Buyer's Agent, my goal is to not only show you homes but also to advocate for you throughout the process, with a fiduciary duty to prioritize and protect your interests at every stage of the transaction.
Here's what that looks like and how I will work FOR YOU.
Get you pre-approved with a lender of your choice
Figure out your desired price range
Compare different property types, HOAs, and Taxes, and your lender can tall you how much the payment might vary for each.
Watch the rates, as they fluctuate. You are not locked in till you go under contract on a property.
Discover your best wish list of locations, styles, features and price points.
Start searching for homes based on your criteria and narrow the search as you figure out what fits your best.
Schedule showings and see properties together. Some buyers find homes right away, and others need more time to shop, get a better idea of what they want, or they need to wait till the right one comes on the market.
New Builds - You are always welcome to check out the builder model homes and talk with their representatives, just let them know we are working together, please.
Open Houses are a great way to explore the housing market, give you ideas and narrow down locations and features! (NOTE: You do NOT need to sign an agreement with the agent at an open house to be able to view it!) Please call me if you have questions about this!
Create a strategy for writing offers with your best interest in mind.
Find a great home and write a contract!
There's so much that goes in to buying a home, so having a trusted advisor, negotiator and experienced agent working FOR YOU is so important. My goal is to help this be as smooth and fun as possible!
Let's take the first step together and see if we might form a great partnership to getting you a new home!
