Q1 has been a very busy season for me, in spite of higher interest rates, the war in Iran, gas prices and buyer affordability issues.
We’ve been holding our breath for the past couple of years now for the rates to drop and there to suddenly be “reasonable” house payments. But that moment still eludes us.
Meanwhile, life moves on and changes need to come. My clients have been going through normal life changes that necessitate a move: a new baby on the way, graduation, family proximity, divorce, retirement, health, relocation and lifestyle goals. So, they sell their home and/ or buy a new one, thus the market continues to roll.
The last decade has been very good to home owners in Northern Colorado. Smart purchases have put six-figure equity in many owner’s pockets, which may provide a decent downpayment for their next home. Yet, with around 20% of mortgage holders having an interest rate under 3%, (source: FHFA) it makes buyers more cautious in their home search and often times unwilling to move forward and lose that golden rate.
What happens next? Prices will likely stay steady, inventory will inch toward recovery and the rental market will get stronger. Breath!
