What Are Builder Concessions and How Can They Help You?

When you're in the market for a new home, the process can be both exciting and overwhelming. From selecting the perfect location to choosing the right floor plan, there are many decisions to make. One important aspect that can significantly impact your purchase is builder concessions. But what exactly are they, and how can they benefit you as a homebuyer?


What Are Builder Concessions?

Builder concessions are incentives or discounts offered by homebuilders to entice buyers and close deals. These concessions can take various forms, such as covering closing costs, offering upgrades, or providing discounts on the overall price of the home. Builders may offer these concessions for several reasons, including boosting sales in a slow market, selling off inventory quickly, or competing with other builders in the area.


Types of Builder Concessions

  1. Closing Cost Assistance: One of the most common types of builder concessions is help with closing costs. These are the fees associated with finalizing the purchase of your home, such as title insurance, appraisal fees, and loan origination fees. By covering a portion or all of these costs, the builder can make the purchase more affordable for you.

  2. Upgraded Features: Another popular concession is offering upgrades at no additional cost. This could include premium countertops, high-end appliances, or enhanced flooring options. These upgrades can add significant value to your home, giving you more bang for your buck.

  3. Interest Rate Buydowns: Some builders offer to buy down your interest rate, meaning they pay a portion of the interest on your mortgage for the first year, 2 years or even 3 years. You will see these options as 1, 2/1 or 3/2/1 BuyDowns, meaning they will buy the rate down 1% for the first year, 2% the first year and 1% the second year or 3% the first year, 2% the second year and 1% the third year. This can lower your monthly payments by hundreds of dollars per month and make your new home more affordable in the short term.

  4. Price Discounts: In some cases, builders may offer direct discounts on the purchase price of the home. This could be a set dollar amount or a percentage off the total price, making the home more financially accessible.

  5. Buyer Agent Compensation: Builders may offer compensation to cover part of all the the buyer's agent fee. This helps make purchasing a new home more affordable, as you can benefit from professional representation without additional expenses at the closing table or included in your loan. (**New Buyer's Agreement regulations have been put into place as of August 17, 2024.
