2 Steps to hiring a real estate agent to buy a house?

Whether you have purchased multiple properties or this is your first-time, you probably have questions on how to find an agent you know, like and trust, what kinds of services are provided and how you pay an agent’s commission.  


Find an agent you know, like and trust.

  1. Meet face-to-face.  There's no better way to get to know someone than meeting and talking. So, I set up an introductory meeting, which lasts about 30 minutes, where we both can see if I’m a good fit as your real estate advocate.  No strings attached!


  2. Once you are comfortable with an agent, you will sign a buyer’s agreement stating you relationship. 

    Having a signed agreement between a Buyer and Broker is now an MLS requirement before showing the first property. It also ensures both parties are aligned on expectations, and it will help to streamline communication and efforts.

    You have 2 options at this point.  You could choose a Non-exclusive relationship or to have an Exclusive Agency Relationship, with all the fiduciary and expert benefits.  These documents spell out services and fees, so there are no surprises along the way.  

A Non-Exclusive Buyer's Agreement  typically has the following characteristics:


  • Flexibility: The buyer can work with multiple agents and is not obligated to any single agent. This allows the buyer to explore different options and resources.

  • Limited Commitment: Unlike an exclusive agreement, a non-exclusive agreement doesn’t bind the buyer to one agent for a set period. The buyer can terminate the relationship more easily.

  • Agent Compensation: This agreement will spell out the amount of compensation the agent will receive and who is obligated to pay. The buyer’s agent is only compensated if they are the one who facilitates the transaction that leads to the purchase of a property. This means the agent’s efforts are not guaranteed compensation unless a deal is closed through them.

  • Shared Responsibilities: Since the buyer can work with multiple agents, each agent might be less inclined to invest significant time or resources, knowing that the buyer might close a deal with another agent.

  • Limited Advocacy: The level of service and advocacy may be less comprehensive compared to an exclusive agreement, as agents may prioritize clients with whom they have exclusive agreements.

  • Non-binding: The agreement is not binding to the extent of exclusivity, meaning the buyer can switch agents or work with other agents without breaching the contract.

  • Customized Approach: The buyer retains the ability to negotiate terms and services on a case-by-case basis with different agents, allowing for a more personalized approach to each transaction.


This type of agreement offers greater freedom to the buyer but may come with trade-offs in terms of the level of service and commitment from the agent.

A Buyer’s Agency Agreement - is your second, and more robust option.  You will work exclusively with one Agent who will be your trusted advisor and advocate throughout this journey. This document ensures that both the Buyer's and Agent's expectations are aligned, all parties are equally invested, committed and are all working together toward the same goals.
