FORT COLLINS AREA
(Including Fort Collins, Wellington, Timnath, & Western Larimer County)
Unfortunately, the Fort Collins market experienced a decline in April. Prices fell by approximately 6%, settling at $604,000. While still above the $600k threshold, this figure is lower than last year's prices. Additionally, sales were down 14% compared to 2025 figures.
In a period when we typically expect increased inventory, sales, and competition, the month has been relatively quiet. However, when looking at the year as a whole, we are nearly on par with 2025, which is a positive sign.
The hope is that Fort Collins will not experience further decline- and May seems to becoming a lively market, so stay tuned
LOVELAND/ BERTHOUD
(Including Loveland, Berthoud, & SW Larimer County)
The Loveland/Berthoud area experienced a robust month, which was much needed. Sales approached the 200 mark, reflecting an 8% increase compared to April 2025. Prices remained steady at $547,000, showing a slight rise of 0.2% from last year. Loveland/Berthoud enjoys a favorable position, offering a balance between affordability compared to Fort Collins and attractiveness in relation to Greeley. This sweet spot allows many buyers to find a happy medium.
GREELEY/ EVANS
The Greeley/Evans market finally saw a surge this month, with a remarkable 29% increase in sales, totaling 147 homes. Additionally, the median value experienced a modest decline, settling at $431,500, down only 2% from last year. The Greeley market has been anticipating a strong and active month, and it has finally arrived. Its affordability compared to the rest of the region continues to attract value-conscious buyers w.o may be open to commuting. Let’s hope this positive momentum carries on into May.
